Initially, Jeff was struggling to make money, as many investors do, because he was
buying properties for rental income. The rental income was not enough to cover his
costs and often was only enough to continue operation. This led him to his search
for a more profitable method of investing, which meant buying property at wholesale.

There are two ways most investors find low cost housing. The most common of them is
to buy run down, dilapidated property i.e. "fixer uppers". However, the cost of
repair on these homes may eliminate any chance of profit making. Most abandoned
homes have past due taxes, water bills or other liens that the investor would have
to pay which can be quite expensive.
The other option, which Jeff realized was more promising, is pre-foreclosure
investing. This entails finding homes that are about to be foreclosed and
negotiating with banks to purchase the mortgage at a cost below value. This is a
winning situation for everyone involved. The homeowner walks away debt free without
a foreclosure on their credit report, the bank is able to collect money from the
mortgage rather than have the property sit vacant.
Most of all, the investors gets a property which is ready to be sold or rented, for
a wholesale price. These homes often have equity which means an instant profit for
the investor.
